DESCRIPTION
The Bon Kai Community Housing Project is a low-income housing development located in the Bon Kai area, a key economic zone in central Bangkok surrounded by Lumpini Park, Benjakitti Park, and the One Bangkok integrated real estate project. As this area continues to grow as a major commercial district that contributes to national economic value, it is essential to design housing that responds appropriately to the local context. The project aims to create a balance between being part of Bangkok’s economic center and preserving the identity of a traditional community, which can serve as soft power to elevate Bon Kai into a creative economic district. The proposal introduces shared residential buildings adapted to the community’s way of life, while strengthening the local economy and improving connections to nearby commercial areas. In addition, the project develops a financial system and management model that enables community organizations to manage residential and economic spaces, allowing cross-subsidization and supporting long-term economic improvement and quality of life for residents.

LESSONS LEARNED
Bon Kai Community Housing Project is a housing development project for low-income communities located in the Bon Kai area, an important economic area of Bangkok located between Lumpini One Park, Benjakitti Park and the integrated real estate project, One Bangkok, which is going to develop a large commercial area in the heart of Bangkok that help increase national economic value.
Therefore, it is necessary to study the design of the Bon Kai community housing so that the community can have appropriate housing that is consistent with the local context. In order to enhance the living between being the economic center of Bangkok and being a traditional community area with identity, which considered as the soft power that can promote and elevate Bon Kai Community to become a creative economic district.




CO-BENEFITS ON ENVIRONMENT AND PEOPLE
This project created the shared residential buildings which is adapted with the community’s way of life whilst enhance the local economy and connect the community to the commercial district in the heart of Bangkok. Plus, we found the financial system and organizing model that allows community organizations to manage residential and economic areas of the projects which can subsidize and raise the economic level of the community.
